Site Operations Specialist
Job Description
- As the Mechanical and Electrical lead Manage relevant contracts and suppliers to deliver high quality employee services within a site or sub-region, including but not limited to IFM, engineering Mechanical and Electrical, transportation, cafeterias, and other building services.
- Participate in the Engineering Operation daily Ops, provide technical guidance to the IFM Supplier and ensure all our Mechanical and Electrical System are maintain in proper manner and Preventive maintenance are perform without fail.
- Oversees day-to-day activities of contractors on-site and interfaces with customers ensuring services and assets are operated and maintained according to service level agreements. Supervise projects that are executed through our contractors, whether funded and owned through our internal org or external organization.
- Oversees campus / building maintenance services comprising areas such as roofs, walls, landscape, hardscape, pavements, faade cleaning, pest control, and building structural maintenance and upkeep programs through IFM supplier.
- Represents relevant scope areas in infrastructure projects positioning to room acceptance)
- Manages incident response and communications activities to avoid service interruptions
- Ensures the facility, procedures, and service programs maintain compliance with all applicable regulations and agency audits.
- Performs regular audits of equipment, fixtures, and systems to ensure contractual needs are met and ensure consistency with global services standards.
- Works closely with facility occupants ensuring proper maintenance and facility assets are appropriately provided and assigned.
- Inspects building structures, performs analysis and forecasting and makes recommendations for repairs or renovations.
- Monitors site operational budget and strives to maximize efficiency in all areas.
- Develops and helps execute comprehensive change management strategy and communication plan relative to projects and services.
- Partners with procurement organization to manage key performance indicators and supplier scorecard metrics.
- Manages capital equipment/space renovation roadmaps per specific service type.
- Acts as subject matter expert for green field, mergers, acquisitions per service scope area.
- Provides project management services around site services, including gathering requirements, conducting assessments, defining milestones, timelines, deliverables and quality standards.
Qualifications
Minimum Qualifications
- Bachelor of Science or Master of Science degree in Mechanical and Electrical Engineering or other equivalent Engineering degree from an accredited university.
- 3 years of Experience in Mechanical/Electrical Engineering with experience in large-scale manufacturing/ mechanical engineering facility services support, such as facilities HVAC, exhaust/pumps/piping/valves, PCS, chillers and compressor systems, Chilled/Process cooling water plant, chemical engineering principles, pumps, valves, flow calculations and chemical analytical testing.
- 2-3 years of experience identifying, analyzing and solving immediate issues with technical equipment. Outstanding verbal and written communications skills in a business setting.
- Ability to function effectively in a team environment and influence both technical and management personnel to resolve issues in a cost-efficient way.
- Possess a strong personal focus on safety for themselves and those around them.
- Ability and willingness to learn/grow into technical areas beyond current education and area of expertise/experience.
- Strong communication skills, both written and verbal.
- Ability to work effectively as an individual with minimal direction, and as part of a larger team.
- Manage both internal and external stakeholders. Manage facility management and small projects like office refresh and upgrades through integrated facility supplier support. Implement corporate programs by following global standards which includes offices design standards, safety and security programs. Manage office emergency as needed.
- A proven track record of at least 5-7 years in support of services management, with emphasis on building maintenance, operations soft and hard services, small to medium size construction projects including but not limited to fit-outs, civil and interior and exposure in management of handling lease/owned buildings and relationship with 3rd party landlord or alike.
- This position is heavily reliant on an integrated facilities management model, and the successful candidate should have experience in Facilities and supplier services and all aspects contract and project management.
- Candidate should also have extensive experience in managing all aspects of building services, including but not limited to space, environmental/health/safety, food services cafeteria and transportation management.
- Demonstrated ability to interact and effectively present to Sr. Mg/Stakeholders across multiple business groups, handling customer escalations and understanding their expectations and translation of those into facilities requirements. Ensuring delivery of services flawlessly
- The successful candidate should have regional or global management experience with diverse teams and customer base.
- This position also requires that the incumbent has experience in successfully managing external stakeholders in the areas of government administration, regulatory compliance and have the ability to effectively liaison with local district/provincial regulators as well as local technology administrators.
Direct project management experience and/or certified PMP is a plus.
- 5+ years of IFM/Facilities experience in a high tech mfg. and tech development environment/Large scale MNC /exposure to the large scale multi location operations
- Demonstrated ability to lead strategic compliance programs.
- Good understanding of the legal process and basic knowledge of Local vernacular language is desired.
- Excellent organizational skills and great attention to detail with ability to handle prioritize multiple projects at a time.
- Self-starter. Has a strong sense of initiative, and drive to understand the changing environment and relate it back to Intel.
- Be able to translate technical topics into understandable information for the general employee base and be able to interpret the implications/feasibility of community interests to Intel operations at the small Asia remote sites.
- Demonstrated ability to interact and effectively present to Sr. Mgt/Stakeholders across multiple business groups
- Strong written and verbal communication skills.
- Demonstrated influencing skills at all levels of the organization.
